Investment Property and Different Ways to View It

When you think of investment property you probably also think of a real estate portfolio.  But you must remember that this is only one type of real estate investment.  Real estate portfolios are long been thought of as a solid way to plan for the future.  However, a real estate portfolio is not the only way to use investment properties to create income.  Real estate investing does not have to require patience all the time.  Some types of real estate investing are much quicker.   

You need an open and creative mind to achieve real estate investing success.  Knowing as  many of your real estate investing options as possible will expand your opportunities.  Here are three types of investment property that may surprise you: 

• Properties that you flip - A property that you buy to fix up and flip is still a real estate investment.  You might hold that property for weeks, months or a year.  Many people think that you have to have a property for years for it to be an investment property.  But flipping properties brings that investment full circle more quickly. 
• Bank-owned Real Estate – Real estate owned (REO) by the bank is a great investment.  Banks might negotiate price cuts in order to get properties off their hands.  It is certainly not a requirement that investment property be purchased in a conventional fashion.  Creative thinking and financing may help you increase your investment property value quickly. 
• Real estate contracts - Do not forget that a contract to buy investment property is worth money on its own.  You can elect to sell the contract before the purchase of the property.  Many people do not realize that a good real estate contract has its own value. 

Of course you should always handle all real estate investments with care.  You know that not all real estate investments will be equally successful.  Truly successful real estate investing will rely on the location and the type of property.  Not every location will be ideal for every type of real estate investment.  Insure that the qualities of your investment property match up with your personal investing goals.
