FLoridians love the cost saving of flat fee MLS but what about the contract?

Just a quick hello from broker Keith Gordon, co-owner of the ADDvantage® Real Estate Network...A national and Florida flat fee MLS listing firm.

I want to chime in on whether flat fee MLS sellers should choose a listing plan that includes contract- to close representation or go it alone or what’s called "unrepresented."

In the past we have taken a "whatever you think" as the best approach to advising clients. But, as time goes on, I see more and more mistakes made by my unrepresented seller clients.

They all usually involve a buyer's agent pushing a convoluted deal that ends up not closing and my client calls me for help. I am glad to assist anyone with contract issues but it would better for everyone if the flat fee client opted for one of our "contract-to-close" programs such as ADDvantage Plus™ or ADDvantage Success™. The upfront cost difference between our basic flat fee MLS Florida plan and ADDvantage Success™ is just $350 ($349-$699). At close we take an additional $495.

The benefits are huge to the by owner seller. More showings, listed in the MLS as an "exclusive right of sale listing," Street Smart ADDvantage® eblast marketing, Agent Assure®, Agent Activate®...Please read more about ADDvantage Success™ at website.

The extra cost of ADDvantage Success™ is not worth going it alone. Everyone wins with ADDvantage Success™....The buyer's agent because the deal goes more smoothly, the seller because they get more for the home (I am an excellent negotiator) and no mistakes.

Flat fee MLS is a terrific service...Not all flat fee companies are Florida licensed and not all flat fee services answer their phone.

ADDvantage® is the most trusted Florida flat fee MLS company because we don't treat your MLS listing as a commodity. 8:00am-8:00pm 7 days a week.
