Click here to view the embedded video. Have you noticed the decline in bank owned homes for sale in Sacramento? This does slow down the process of the foreclosure since the banks are not known for their speedy process. The banks have what is referred to as Shadow Inventory, 7 million nationwide according to DSnews.com article New Housing Crash … Did you know ... Read Full Story

The Real Estate numbers for Sacramento County look very similar to April. However, 56 fewer homes sold May 2009 than in April 2009. The average sold price did go up a tad from April at $190,321 to May’s average sold price of $199,796. In the meantime, Short Sales are the main game in town. As of the day of writing this article there are 3,651 Short Sales on the market for sale, ... Read Full Story

Thought I would share with the Sacramento readers an absorption chart this month. The chart to the right shows how long it will take to sell a house in the Sacramento County area given the past history of 12 months, 6 months and 3 months worth of home sales. As you can see the chart is indicating under a four month supply of homes on the market which typically would signal a Seller’s market. Due to the banks holding back foreclosed homes and not putting them on the market, this is skewing the typical analysis, in my opinion. Time will tell. In Sacramento County ... Read Full Story

What a great couple making Roseville, CA their new home. Real estate is always so wonderful when you meet home buyers like Jeremy and his wife who are now the proud homeowners of a beautiful house in a gated neighborhood in Roseville, CA . As first time home buyers, Jeremy and his wife knew that it was important to know the neighborhood and the schools so they chose well and they made an excellent choice as 1st time home buyers. It’s always nice for a home buyer relocating to the Sacramento area to hear straight from a new home owner the in’s and out’s ... Read Full Story

No foreclosures sold in downtown Sacramento this month and unlike elsewhere in Sacramento county the difference was not made up by non-distressed property sales. This led to an overall unit volume decline of 41.2% year over year. 2 short sales also sold in the area. While minor differences look like sweeping changes in this real [...]
