Have you noticed the decline in bank owned homes for sale in Sacramento? It seems the banks must go through some hoops before they can foreclose on a house or condo if they accepted Tarp funds . Each homeowner must be given an opportunity to apply for a loan modification and not everyone qualifies. This does slow down the process of the foreclosure since the banks are not known for their speedy process.

The Real Estate numbers for Sacramento County look very similar to April. However, 56 fewer homes sold May 2009 than in April 2009. The average sold price did go up a tad from April at $190,321 to May’s average sold price of $199,796.
With the moratorium on foreclosures, we really aren’t getting a clear picture of real estate, right now. I believe that in the coming months there will be quite a bit more inventory. In the meantime, Short Sales are the main game in town.

Thought I would share with the Sacramento readers an absorption chart this month. The chart to the right shows how long it will take to sell a house in the Sacramento County area given the past history of 12 months, 6 months and 3 months worth of home sales.
As you can see the chart is indicating under a four month supply of homes on the market which typically would signal a Seller’s market.
