The Real Estate numbers for Sacramento County look very similar to April. However, 56 fewer homes sold May 2009 than in April 2009. The average sold price did go up a tad from April at $190,321 to May’s average sold price of $199,796. With the moratorium on foreclosures, we really aren’t getting a clear picture of real estate, right now. I believe that in the coming months there will be quite a bit more inventory. Thought I would share with the Sacramento readers an absorption chart this month. The chart to the right shows how long it will take to sell a house in the Sacramento County area given the past history of 12 months, 6 months and 3 months worth of home sales. As you can see the chart is indicating under a four month supply of homes on the market which typically would signal a Seller’s market.
