The Real Estate numbers for Sacramento County look very similar to April. However, 56 fewer homes sold May 2009 than in April 2009. The average sold price did go up a tad from April at $190,321 to May’s average sold price of $199,796. Thought I would share with the Sacramento readers an absorption chart this month. The chart to the right shows how long it will take to sell a house in the Sacramento County area given the past history of 12 months, 6 months and 3 months worth of home sales. Are you thinking of buying a condo? Have you ever considered a loft? This is the new up-in-coming way of living Downtown Sacramento and in West Sacramento. Recently, I helped a buyer buy a new loft from a builder in West Sacramento at the Ironworks. The reason why you want to make sure and have representation by a Realtor and not the builder is that you can get more frankly, when you are represented. My recent home buyer got a heck of a deal and loves living in his new loft. Currently, I have a second home buyer who was interested in purchasing a ... Read Full Story

What a great couple making Roseville, CA their new home. Real estate is always so wonderful when you meet home buyers like Jeremy and his wife who are now the proud homeowners of a beautiful house in a gated neighborhood in Roseville, CA . As first time home buyers, Jeremy and his wife knew that it was important to know the neighborhood and the schools so they chose well and they made an excellent choice as 1st time home buyers. It’s always nice for a home buyer relocating to the Sacramento area to hear straight from a new home owner the in’s and out’s ... Read Full Story

No foreclosures sold in downtown Sacramento this month and unlike elsewhere in Sacramento county the difference was not made up by non-distressed property sales. This led to an overall unit volume decline of 41.2% year over year. 2 short sales also sold in the area. While minor differences look like sweeping changes in this real [...]
