Here is a graphic showing sales activity for
Brookline MA Condos sales from 2001 to 2010
T wo out of three Brookline MA homes are condos so I like to look at these two metrics, number of Brookline MA Condos sold and Brookline MA Condos average sales price per square foot. As you can see, this graph is similar to the one produced for “ Boston Condos Sales For The Decade “. The main point being that although demand has fallen steadily since 2004, prices have held rock solid right up to... Read Full Story

It might seem a bit early…
…but I thought I would build a graph that shows the most important two metrics for measuring where Boston Condos have been going. For the sake of manageability I use truncated parameters. Here I used; Property Type: Condos , Status: Sold , Timeframe: 1/1/01-12/31/01 through 1/1/10 – 12/11/10 , Towns: Boston, MA, Price: Between $450,000 and $600,000.
I chose these numbers to keep the results manageable.
Also this price range is where your average Bostonian... Read Full Story

This is what the stock market has been like 6 months before every recession recovery I have seen.
I am 62 years old so I have seen 5 recessions. From 1997 to 2002 I was a stock trader and I remain always a student of the markets. I am very encouraged by the kind of action we are seeing in the stock market right now. I am looking for the DOW to race up to 13,000 to 15,000. It will be front page news, you can’t miss it. This event usually marks the beginning of recovery as the stock market... Read Full Story

Buyers Agency = Buyers Advocacy
L et me start by suggesting that when you begin your search for a Boston condo or a Boston Suburb home that you seek out an Exclusive Buyers Agent. Sellers agents don’t make the best Buyers agents. Sellers agents are hard wired to sell you some real estate. Their whole approach to Buyers Agency is not to advocate for the buyer but to close the deal. Its habit more than anything like dishonesty.
For me Buyers agency means advocating for my buyer. I may spend... Read Full Story

What is a real problem and what isn’t.
B oston is a city full of condos. Five out of six Boston homes are condos. More often than not these condos were carved out of what were original single family brownstone or brick structures that were built between 1880 to 1910. This is especially true of Back Bay , Beacon Hill , South End , Brookline MA and the Fenway .
The floors aren’t flat!
This looks like a problem but is not. The biggest problem with uneven floors in these old buildings is it... Read Full Story
