Heads up: Brandeaux Fund Back in Business

thought this piece of news will be of benefit…

The Brandeaux Student Accomodation Fund is opening it’s doors again to new investors after the suspension of dealing eleven weeks ago. The fund will re-launch with a new share class after the Brandeaux team were forced into defensive action after a sudden high level of redemption requests from a major broker left the fund in a vulnerable position. The launch date of the new class will be on March 12th 2009 with applications being accepted from the 6th.

The suspension of existing investors redeeming their shares remains in place but they will have the opportunity to transfer into the new class on the new redemption terms. Both share classes will have the same price. Brandeaux say…

“the redemption terms of only seven business days was part of the structure nine years ago. This is no longer appropriate in today’s environment.”

The fund has continued to perform well and has shown little correlation to traditional asset classes. Brandeaux state that they believe the outlook looks positive for delivering annual returns of 8-10 % over a rolling 3-5 year period. Occupancy continues to stand at 100% and room rental rates have been agreed with all universities and the increase of +6%year on year is well within the fund’s business model.

Think for a moment: demand for quality student accommodation continues to be high and applications for UK universities continues to increase (up 7.8%) for 2009/2010. With a nine year track record Brandeaux’s Liberty Living brand has earned a lot of respect in this field and is still a major player within this asset class.

Well worth considering if you’re looking for a reasonable return in an investment fund which is still performing well despite the current economic insecurity.
